Prospective tenants

Tenants Holding Deposit

A holding deposit of 1 weeks rent is taken to reserve any property. This holding deposit will hold the property for you for 14 days whilst referencing takes place. Should references take longer than 14 days, you withdraw your offer or fail your references you will lose this deposit. Should the Landlord decide not to proceed, this deposit will be repaid to you. If all references are passed the holding will go towards your move in monies.

Tenant Requirements needed to rent a property

  • Photographic ID – Passport (valid or expired)
  • If Non-EU – copy of Visa Status

 Seeking Landlords

We offer “Fully Managed” and “Tenant Find Only” services.
We are always seeking landlords for properties in all areas of Peterborough (and its surroundings) for tenants ready, approved and waiting to move in.
We would be happy to appraise your property so please call our office.
 Our references include employer, affordability, current/previous landlords, a credit check and a “right to rent” check on all occupants over the age of 18. Failure on any section of the referencing process will result in the need for another applicant or guarantor.

 

Landlord Fees

Our ‘Tenant Find Only’ service includes;

  • Advertising the property on Rightmove, On the Market and Capitollettors.com
  • Conduct/organise all viewings
  • Prepare leases and other relevant move in paper work for prospective tenants (this is after the prospective tenant has been fully referenced)
  • Do a full written and photograph inventory prior to a tenant moving in
  • Collect the first months rent and deposit which is in turn passed to the landlord less our fee.
  • The landlord then corresponds directly with the tenant concerning issues within the property, rent collection, inspections and final checkouts if/when the tenant vacates.

Our fee for this service is 50% + VAT of the first months rent plus a set up fee of £265 + VAT.

Our ‘Fully Managed’ service includes;

  • Advertising the property on Rightmove, On the Market and Capitollettors.com
  • Conduct/organise all viewings
  • Prepare leases and other relevant move in paper work for prospective tenants (this is after the prospective tenant has been fully referenced)
  • Do a full written and photograph inventory prior to a tenant moving in
  • Take a deposit and pay this into the government protected scheme ‘The Deposit Protection Scheme’
  • Collect the rent each month and forward to the landlord less our fee
  • Inspection the property every 3 months and send the landlord details on our inspections
  • We are on call 24/7 so tenants can call us with out of hours emergencies and we can have these problems sorted
  • Maintenance issues will be reported direct to us by the tenants
  • We carry out a full check out once a tenant has vacated and resolve any issues there maybe with the check out

Our fees for this start at 12% + VAT per month plus a set up fee of £265 + VAT.

Selling properties

  • Advertising the property on Rightmove, On the Market and Capitollettors.com
  • Conduct/organise all viewings
  • Quotes for solicitors fees
  • Proforma sale to solicitors and purchaser
  • Chase the sale progression through to completion

1.5% + VAT of selling price achieved
